Johnson River Retreat on the Little Colorado River

ALJ Greer Cabin Keepers LLC, a rental management company, has adopted the following Rules and Regulations pertaining to the use of the cabins in order to enable the guests to obtain the maximum enjoyment from the use, as well as securing the investment of the owner’s property.

 

Our office hours are 9 AM – 4PM, Mon-Sat, 9 AM – 3PM Sun. We are closed on Thanksgiving and Christmas Day.

OurOffice number is 928-735-7617. Our office is located at 103 Main Street Greer AZ 85927 (in the same building as Greer Land and Investments and 92 Beans Coffee Shop)

 

We accept all major credit cards. Personal Checks can be taken on a case by case basis. Cabins must be paid in full 14 days prior to arrival in order to give you access to your cabin.

General Rules:

Check in is at 3PM or after, Check out is by 10 AM. For keys taken from the cabin and not left inside a charge of $12.00 will be assessed for each unreturned or broken key.

Dispose of all garbage in outside garbage receptacles or a housekeeping charge will apply. If your bins are full, please call and maintenance will be glad to come by and pick it up. When checking out please turn off all lights, fans and set thermostat to 55. Please strip all beds used, and start a load of towels. Wash all dishes used and put back in the cabinets or a housekeeping charge of $25 will apply.  If you use the pull out couch make sure you strip and put away before you leave.

Do not MOVE OR REMOVE any furnishings, accessories or linens from your cabin for any reason, or you will be charged. A minimum of $100.00

Fireplaces are open during the winter season with starter amounts of firewood. All fireplaces, gas or wood are closed in the summer months.  Do not leave the cabin if there is a fire burning in the fireplace.

Housekeeping services are not provided during your stay unless requested, in which will be charged an additional fee.

Greer Cabin Keepers will not be responsible for personal items left behind in the unit. If you request us to pick items up and mail to you, they will be mailed COD.

Suggestions of items to bring:  Coffee, Spices, Food, Shampoo, Soap, Hair Dryer.  We provide STARTER amounts of laundry detergent, dishwasher tabs, hand soap, dish soap. Paper towels, toilet paper, and trash bags.

General Rules and Regulations:

Smoking is not permitted inside the cabins. If a cabin has been smoked in, you will be charged $300.  Fireworks are prohibited at all times. No guests will be permitted to disturb the peaceful quiet of other guests; if you disrupt others, you will be evicted with no refund.

Each cabin has a maximum occupancy/fire code limit including children, which will be enforced. If guests are found to misrepresent themselves, they will be required to vacate the cabin immediately without a refund. No house parties are allowed. Some minimum stay requirements during holidays, peak periods, etc.

Under no circumstances should any long distance calls or movies be charged to the cabin. Phones allow incoming and outgoing local calls.

We require 50% of the total amount due in order to make the reservation.  The other half will be charged 14 days prior to your arrival on the credit card on file unless directed otherwise.  If guest would like final payment to be charged to any other credit card, other than the card on file, then it is the guest responsibility to phone in the other payments on or before 14 days prior to arrival. If booking is made 14 days or less prior to arrival, then the entire balance will be charged at the time of booking.

During winter months road conditions may require that you need a 4-wheel drive (if snow or ice is on the ground). No refunds will be given due to inability to get to cabin due to road conditions or grade of driveway.

No shows will forfeit any monies put down.

To receive a refund of the advance deposit (other than reasons listed under 5.), cancellation must be at least 30 DAYS prior to arrival in writing. A %10 of the reservation total will be deducted from prepayment, NO EXCEPTIONS.

REFUNDS: No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of cabin, presence of insects, type of roadways or driveways leading to your cabin or in climate weather.


When it’s time to go… Please leave your cabin as you found it. 🙂 

Return furniture to its original location, wash and put away all dishes (turn the dishwasher on before you leave—it’s ok if it’s not full), and place all trash in the cans outside.  Also, please help us by starting the laundry!  Only wash the towels.  You may leave blankets and bedspreads with the bed.

And lastly, please keep in mind that we reserve the right to charge for any damage, missing items or if excessive cleaning is necessary.  Cleaning fees could range from $50 up to $500 based upon care and attention.

**ALL OF OUR CABINS ARE NON SMOKING**

This Cabin Rental Agreement is a legally binding agreement between Guest, Agency and Owner signed in person or unsigned upon receipt through email, and upon deposit.

RESPONSIBLE PARTY: A credit card is required for all reservations. The guest who uses their card for the reservation deposit is considered the responsible party.

DEPOSITS AND PAYMENTS:
Deposits: 50% of the total reservation is required upon booking.
Payment in Full: Payment in full is required 14 days prior to arrival date (30 days on all holidays).
We will automatically charge the credit card on file for the balance of the reservation on the due date. If you would like final paymentto be charged to any other credit card, other than the card on file, then it is your responsibility to phone in the request on or before 15 days prior to arrival..
If unable to charge balance due to credit card on file (decline, cancelled or stolen card, etc), we will make every attempt to contact guest for final payment. Reservations not paid in full at least 14 days (30 days on Holidays) prior to arrival, are subject to cancellation without notice, unless other arrangements have been made with our office.

CANCELLATION POLICY:

Ø ALL cancellations must be completed over the phone with a Greer Cabin Keepers reservationist. Cancellations or changes to your reservation are NOT accepted by mail, email, or phone messages. Any change or movement to your reservation will be subject to our cancellation policy.
The cancellation fee is calculated from the total cost of your reservation, not just the deposit.
Ø 60 Days or More of Arrival (Holidays 90 days or more): Cancellations completed 60 days prior to your scheduled arrival, are subject to a cancellation fee calculated on 10% of the reservation total and will be deducted from your deposit and balance will be refunded.
Ø 59-14 Days of Arrival (Holidays 89 Days or less): Cancellations completed less than 59 days are NON REFUNDABLE and the entire deposit is forfeited. If we are successfully able to rebook your entire length of your stay at same rates, 10% of the reservation total will be deducted from your deposit and balance will be refunded.
Ø 13 Days or Less of Arrival: NON REFUNDABLE and entire amounts paid are forfeited. NO EXCEPTIONS
*Please note we do not refund for acts of nature or early departures.*

CHECK IN AND CHECK OUT:
Check in time is 3:00 PM.
Check out time is 10:00 AM.
We do not provide late check out’s OR early check in’s on Holidays or Summer Season. There will be a $50 fee PER HOUR charged to the card on file for any late checkout not approved.

Upon arrival, please report any major damages, shortage of supplies, or housekeeping issues immediately. If the trash cans outside are full or need trash pick up during your stay, please contact our office and we will pick it up for you. In the event of damages or extra cleaning requirements, additional charges will be applied to the responsible party’s card.

PET POLICY- DOGS: PET FEE: Per night per pet. $20 / $25 Red Setter Cabins
Ø Dogs ONLY. Maximum two (2) with 80lb limit each.
Ø All pets must remain on leash outside of cabin. Pets are never to be left alone in cabin unless crated or kenneled.
Ø Please monitor pet nuances for enjoyment of others.
Ø Pet owners are responsible for picking up all pet wastes.

AMMENTIES: Each of our cabins are unique with different amenities provided in each cabin.
Occasionally but rarely, appliances, hot tubs, satellite TV, water, telephone, internet access, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues, which may be beyond our control, we will respond as quickly as we can and attempt to make repairs and restore amenities. Because all cabins are individually owned, the amenities are subject to change at any time, without prior notification. Depending on the circumstance, a move to a similar property may be necessary. Greer Cabin Keepers assumes no liability for personal items brought into the cabin that are lost, stolen, or damaged. On rare occasions, cabin may be sold or management responsibilities transferred. Under these, and similar circumstances, reservations may be moved to a similar property. Gas and wood burning fireplaces are seasonal amenities and may not be available for use during the summer.

GREER AREA: Due to the nature of our area and mountainous land – bugs, bees, spiders, etc may be present outside. This is not something we are able to prevent or control. We use regular pest control for the inside of all of our cabins to keep the inside as pest free as possible.

PRIVATE EVENTS / PARTIES – Guest(s) found to be hosting any unauthorized party / event / wedding / reunion at any property managed by Greer Cabin Keepers without prior approval will be asked to vacate the premises immediately. Any large party event(s) (central gathering location) that exceeds known occupancy of cabin rented must be discussed with management to discuss approvals / requirements / etc. GCK has available locations for these type of events and are required to have event permits for each. No refunds. No exceptions. Guest(s) use of the property and occupancy thereof shall not disturb or offend neighbors or other residents. Greer Cabin Keepers reserves the right to terminate this agreement and require disruptive guest(s) to vacate the property with no refund of any kind.

LOSSES – Guest(s) are solely responsible for any and all damages, accidents, injuries, deaths, or losses sustained by any person associated with or arising out of the use of the premises. This includes the loss of money, jewelry, or personal property of any kind. Guest(s) assumes the risk of injury, death, or other losses related to or arising out of any activities or use of the premises and personal property provided therein and will hold the Cabin Owner(s), & Greer Cabin Keepers LLC and its employees harmless with respect thereto.

DAMAGES/ CLEANING – All guests are responsible for any damages, caused by them, to the premises during their stay. The credit card number used at the time of booking will be kept on file until the property has been inspected after departure.

RED SETTER GUESTS: There is a $500 security deposit that will be refunded to you after departure if no damage is found. Any damages found will be taken out of this deposit and charged above and beyond if necessary to the card on file.

We reserve the right to charge for any damage, missing items or if excessive cleaning is necessary, with or without notice. Cleaning fees could range from $50 up to $500 based upon care and attention.

** It is against Arizona Law to defraud an innkeeper by misrepresenting the amount of people and animals in your party. Upon reserving whether on-line, phone or in person you have indicated the proper # of people in your party that have been paid for in your reservation. If there are more people than when original reservation made, it is your responsibility that you notify us of this change.**
